Former Caludon pub in St Austell Road, Wyken, bought by O'Flanagan Homes

A Coventry company is defying the recession as it plans to create a new development in Wyken.


O’Flanagan Homes is currently carrying out demolition work on the site of the former Caludon pub in St Austell Road after purchasing the 1.3 acre site from Punch Taverns through Shortland Horne.


Mark Sills, director of Shortland Horne, has been working closely with Punch over the last nine years and played a pivotal role in the completion of the sale. He has been retained by O’Flanagan Homes to assist in development plans.


Mark said: “Within the last year, we helped to conclude a very similar deal which will again see O’Flanagan Homes creating a new development on the site of the former Mitchells and Butler-owned Hawthorn Tree pub on Broad Lane.


“Obviously, nothing will happen here until planning permission has been granted and we are looking at a whole range of alternatives before anything is submitted."


“O’Flanagan Homes is a meticulous local company and will create a scheme that helps to regenerate this area. The face of Coventry is changing and we are pleased to be playing a leading role in that.”


Danny O’Flanagan, director of O’Flanagan Homes, said he was excited by the prospect of the new development. “We are at a very early stage but I believe we have a very promising site here and we are looking at one or two options for the development,” he added.


“Residential properties are likely to be at the heart of the scheme but we are keen to investigate other avenues because we feel there is great potential for the site.”

Shortland Horne urges buyers to move quickly

A popular new development of apartments in Coventry is close to selling out – so buyers are being urged to move quickly to be in their new home for the summer.


Coundon House Gardens, which is off Southbank Road in Coundon, is a development of new apartments by O’Flanagan Homes each of which has been finished to a very high standard.

Laura Shortland, a director of Shortland Horne, said the development had attracted a good blend of purchasers.

Shortland Horne help couple downsize to Coundon House

It's going to be quite a year for Phil and Maureen Hall.


The Coventry couple are celebrating their 45th wedding anniversary and are just settling into a brand new apartment in Coundon - just a stone's throw from where they were married in 1964.


The Halls have moved from their home of 37 years in Eastern Green to O'Flanagan Homes' Coundon House development, off Southbank Avenue, through new homes specialists Shortland Horne.


The couple have downsized their property in order to free up cash and time to do more travelling, including a once-in-a-lifetime trip later this year that will see them cruise in the Caribbean before travelling down the Amazon River to Brazil.


Phil said: "For three or four years, we had been considering moving home. Our former home had three bedrooms and was much bigger and we didn't need all that room".


"When we saw that there were apartments available here we came to have a look and thought it was ideal for us".


"The apartment has an excellent finish and has two bedrooms and two bathrooms which was a major plus".


"It is an attractive site too, with a beautiful oak tree in the grounds. The fact that it is gated and we have no outside maintenance to look after is also good for us".


He added: "With interest rates as they are, we are not making as much money on our savings so this move helped to free up some money for us to travel more".


"As it's our 45th wedding anniversary, we are going to celebrate in style with a fantastic holiday later this year. And it seems much easier to leave an apartment for a few weeks rather than a house".


There are just six apartments remaining for sale at the Coundon House development, each of which benefits from a very high-standard of finish.


They are on the market with Coventry-based Shortland Horne, and Laura Shortland believes they will be snapped up quickly.


She said: "We are delighted that Mr and Mrs Hall have settled in so well - especially at such a special time for them".
